If your home is looking old and tired and costing too much to run in terms of energy cost and and doesn’t feel as comfortable as a new build why not consider a retrofit? A well carried out retrofit or renovation will not only reduce your energy costs, improve the look and feel of your property but will also add considerable value to your home if you ever decide to move.

Western Properties have managed the renovation of many homes in the Clare, Limerick and Tipperary area and we would be delighted to discuss our ideas and offer a free quotation.

What to consider when renovating?

1. Whether to stay or move out

We advise our clients to move out of the premises if at all possible. Any construction work especially structural work creates mess, dust and discomfort for householders. If the premises is empty it is much easier to get on with the work without having to consider the requirements of the homeowner such as heating or water. An empty property will lead to the job being completed quicker and with less stress for everyone involved.

2. Structural Works

Are you happy with the structure of your home? Now is the time to consider knocking internal walls, adding an extension, putting on a porch etc. If you are extending then you need to consider that works need to be carried out in compliance with planning rules and regulations. Check with your local planning office for guidelines.

3. External Works

While having works done to your property consider the outside of your house. Do you want to improve the landscaping? Does the driveway need to be widened or re-surfaced? Do you want to add external lighting? Would you like some trees pruned or removed to allow more light into your home? A well laid out garden and drive will add considerably to the look and feel of the property.

4. Updating plumbing and wiring

All houses need regular updating of their heating and wiring works. Consider what type of heating system you would like e.g. oil, gas, wood burning stove, solar panels etc? New boilers and stoves offer considerable energy savings. Guidelines are available from the Sustainable Energy Authority of Ireland (SEAI) on some of the best options available.

Western Properties have years of experience when it comes to rewiring and replumbing homes in the Limerick, Clare and Tipperary areas.

5. Insulation

Insulation is an important component in the modern home. Proper insulation saves money and offers huge comfort to the inhabitants. We at Western Properties advise our clients to consider cavity wall insulation (proper ventilation much be considered during this process to prevent damp), attic/ roof insulation and floor insulation. SEAI offer guidelines on insulation.

6. Windows and Doors

Energy efficient windows and doors offer many benefits including energy savings, security features and aesthetic value. All new windows and doors take up a large part of the overall renovation budget and require careful  consideration as there is much to choose from.

7. Finishes

When budgeting for a renovation don’t underestimate the amount required for finishes such as paint, wallpaper, carpets, wooden floors etc.

A renovation project can be stressful as it is exciting. For the best project management of your renovation contact John Galvin, Western Properties.
