What to consider when renovating?

1. Whether to stay or move out

We advise our clients to move out of the premises if at all possible. Any construction work especially structural work creates mess, dust and discomfort for householders. If the premises is empty it is much easier to get on with the work without having to consider the requirements of the homeowner such as heating or water. An empty property will lead to the job being completed quicker and with less stress for everyone involved.

2. Structural Works

Are you happy with the structure of your home? Now is the time to consider knocking internal walls, adding an extension, putting on a porch etc. If you are extending then you need to consider that works need to be carried out in compliance with planning rules and regulations. Check with your local planning office for guidelines.

3. External Works

While having works done to your property consider the outside of your house. Do you want to improve the landscaping? Does the driveway need to be widened or re-surfaced? Do you want to add external lighting? Would you like some trees pruned or removed to allow more light into your home? A well laid out garden and drive will add considerably to the look and feel of the property.

4. Updating plumbing and wiring

All houses need regular updating of their heating and wiring works. Consider what type of heating system you would like e.g. oil, gas, wood burning stove, solar panels etc? New boilers and stoves offer considerable energy savings. Guidelines are available from the Sustainable Energy Authority of Ireland (SEAI) on some of the best options available.

7. Finishes

When budgeting for a renovation don’t underestimate the amount required for finishes such as paint, wallpaper, carpets, wooden floors etc.
